Playa Realty & Management is a property management company based in Northeast Florida. We are locally owned and operated and continue to provide our clients with the type of service and dependability that is expected of a professional management company. Our goal is simply to delight our owners and tenants. When we do both, we will have succeeded.


Playa Realty & Management specializes in residential property management, but of course can also represent you in buying and selling real estate. We manage a wide array of properties including but not limited to single family homes, duplexes, triplexes, condominiums and town homes.


Playa Realty & Management, serves Northeast Florida/Duval, St. Johns & Clay Counties to include Jacksonville, Southside, Orange Park, Middleburg, San Marco, St. Johns, Ponte Vedra Beach, Atlantic Beach, Neptune Beach, Jacksonville Beach, Vilano Beach and St Augustine.


Brief Description of our Services;


Perform comparable market analysis so we can suggest amount for rent.

Take 100+ pictures and produce a virtual tour for marketing purposes.

Use signs as legal and advertise your property on the web.

Pre-screen prospective tenants by phone and then show your home.

Perform thorough screening to include Credit and Nationwide Eviction, Criminal, and
 Sex Offender.

Provide lease agreements & execute move in. Tenants sign off on condition
and contents of home. Model and serial numbers for all appliances are
recorded.

Perform 6 week visit after move-in.

Collect rent & forward your revenues and itemized statements monthly.

Respond to your tenants service needs and maintain relationships with
contractors for all services & arrange maintenance.

Provide landlord tenant actions for delinquent accounts.

Provide year end statement and your 1099 report for filing taxes.

Maintain electronic copies of all repair bills.

Provide you with new comparables (a minimum of once per year) for selling
or re-renting your home.

Perform move-out inspections and if necessary make claims against security
deposit.

Consideration for our Services



TENANT IDENTIFICATION AND PLACEMENT:Fifty percent (50%) of first full month's rent. If you find the tenant and we perform the qualification and lease, the fee will be reduced to 25%. If the tenant and their lease are already in place, we will not charge a Tenant Identification and Placement Fee.

FOR MANAGEMENT: Ten percent (10%) of the gross monthly rents collected. This will not be charged for month one if we collect tenant identification and placement fee.

LEASE RENEWAL WITH CURRENT TENANT: If after the initial term, you desire a new lease with the current tenant; our additional consideration will be 10% of one months rent. If after the initial term of the lease the tenant chooses and you agree to allow month to month tenancy, there will be no additional consideration for us.

LEASING GUARANTEE: If Tenant has been qualified by us and defaults on the original lease term, or in the event of a military transfer, we will re-lease the Premises and will only charge a pro-rated amount of the normal 50% of first month. As an example, if a tenant leaves after only six months, Playa will re-lease the Premise for 25% of the first month.
